Turnkey Constructions Work Specifications

EARTH WORK EXCAVATION:

Foundation Trenches, for all clauses of soil including cutting, Shoring, Strutting, dewatering etc upto 60 cm depth.

FOUNDATION WORK:

60cm x 60cm fitting and packing of Rubble with available soil. Column Footing/Plinth Beam Foundation option also available.

BASEMENT:

45cm x 45cm fitting and packing of Rubble in cement mortar as per Standard Architectural Specification.

RCC BELT & CORNER COLOUMNS:

Reinforced Cement Concrete in 1:2:4 (steel size:10 mm bar with 8 mm ring) as per Architectural Drawings. Belt size shall be 30cms x 15cms as per standard architectural specification. An RCC column will be done on corners.

FILLING IN BASEMENT:

Filling in the basement shall be done with available soil at site. All filling shall be watered and well compacted.

BRICK WORK:

Good Quality cement bricks shall be used for brick work. (8-inch width)

RCC BEAMS & LINTELS:

Lintel will be done in Reinforced Cement Concrete in 1:2:4 (steel size: 8 mm bar with 8 mm ring) as per Architectural Drawings. Lintel Size is 15 cm height. There will be an RCC belt under all windows (3-inch thickness). All beams shall be done as per Architectural drawings.

RCC SLABS:

Providing & laying controlled reinforced cement concrete as per standard structural and architectural specification with 5inch (12 cm) thickness, using 20MM downsized aggregates including all formworks, centering, shuttering, scaffolding, compacting with vibrators, curing & hacking the exposed surfaces wherever required. The concretemix shall be of M20 grade. Concrete pouring shall be machine mixed and mechanically vibrated.

ROOF SLAB HEIGHT:

Standard roof slab height will be 11 ft

PLASTERING:

Ceiling plastering work shall be in cement mortar. Inside & 0utside plastering work shall be in cement mortar 1:5.

PCC BELOW FLOORING:

Plain Cement Concrete shall be using 20/40 mm aggregates on a ratio of 1:4:8 as per Standard Architectural Specification.

REINFORCED STEEL:

Fixing Steel Reinforcement (High Yield Strength Deformed Bars Conforming to FE D 500) for R.C.C in all items, Work including transporting, recoiling, cutting, straightening, bending and placing in position at all levels & binding with approved gauge binding wire.

43 Graded Portland Pozzolana Cement: ULTRATECH for structure work. CHETTINAD/AMBUJA for plastering.

SAND:

Good Quality Crushed & washed M-Sand shall be used for all RCC and Super Structural Works. Good Quality Crushed& washed P-Sand which is specially graded for the plastering purpose shall be used for all plastering works.

PAINTING & POLISHING:

Two coats putty will be applied on all inside walls & outside front & Side walls. Cement primer will be applied above putty coating. Two coat emulsion applied above putty. MRF Polish will be applied on all Teak wood doors and windows.

TILES:

Branded 80x160 cm Size Vitrified/Porcelain tiles (Price Rs.80/- per sqft) laid on entire floor are. High quality wall tiles( 4x2 size) for toilets walls ( price: 70/- per sqft) & antiskid tiles for floors. (Rs.60/- per sqft), Sitout & Kitchen slabs will be laid Granite slab (Rs.200/- per sqft).

Concealed wiring with ELCB/MCB will be done as per the Electrical drawings given by the Architect. Sufficient points in all rooms. A/c points in all bedrooms & Living room. Inverter points in all rooms.

Stainless Steel handrails with toughen glass will be done for staircase and upper sit outs. Granite will be applied for staircase steps.

KITCHEN:

Granite slabs will be provided for kitchen slabs. 2 feet wall tile will be applied on Kitchen walls.

DINING WASH AREA:

Countertop wash basin(price:6000/-) will be provided. The counter will be done with Granite slabs. Fancy Cladding wall tile will be applied on wash area.

ELEVATION:

Elevation shall be done as per the Architect’s drawings.
